Q. What time is check in and out?

A. Check-in is at 4pm.  Check out time is 10am. These times are strictly enforced because it takes several people seven hours to clean the property to get it ready for the next guest.

 Q. Can I bring pets?

A. Sorry, no pets are allows.

Q. Can I smoke tobacco or other things that may be legal in Colorado?

A. Sorry, no, never, not inside, not on the decks, not in the garage.  Seriously, if we smell smoke in the house you'll be liable for all costs to restore the property. 

Q. Is there a maximum number of people?

A. The property sleeps up to 36 people in beds.  That is the maximum number of guests.

Q. Is there room for an RV?

A. The driveway is quite large and could accommodate a medium size RV, but there is no sewer hookup for an RV.  Also, if you are renting only the large side, be careful not to block the front door and parking area to the right of the front door so that any guests on the small side still have parking. 

Q. Is there a grocery store nearby?

A. Yep. You passed it on your right as you drove up the hill to the property..

Q. Could I take the train here?

A. Yep. There is an Amtrak train departing daily from Union station in Denver that stops about 1/2 mile down the way in Fraser.  There is also a ski train on weekends that would take you directly to Winter Park ski area.  There is a car rental company http://www.avscars.com/ that will have a rental car waiting for you at the train stop.

Q. Is there a hot tub?

A. Yes, There is an eight person hot tub on the lower deck (accessed through either of the bedrooms on the entry level).

Q. Is it kid friendly?

A. Totally. The owners have four children of their own and know what kids like. From the Jurrasic Park pinball machine, the multiple large screen TVs, ping pong, WII game system, board games and more!  The bunk room is a kids paradise with 7 queen bunk beds, a sleeper sofa, large flat screen TV.

Q. Requirements to book?

A. 50% is Due upfront with the balance due 90 days prior to your stay.  

Q. What if I need to cancel?

A. Please note that we do not offer refunds of your deposit on cancellations unless/until the property is re-booked and we will deduct a $1,000 processing fee in that case. The property is in very high demand and you are encouraged to book quickly to assure availability, but only after you are sure that the dates will work out for you.

Q. Restrictions?

The primary renter and the majority of the renters must be 28 years of age or older (kids of course are fine); we don't allow youth groups, college groups,  etc. and reserve the right to approve all bookings. We do not allow "events" such as weddings, retreats etc. where additional guests beyond the occupants will be present. Our maximum occupancy is 36 people.  We do

Q. What are check out requirements?

Check-out by 10am. Cleaners will arrive at 10am and if the property is not vacate you will be charged for the time that they have to wait.

  • Fill and Run Dishwasher: Please hand clean any larger pots and pans. Place all other dishes in the dishwasher and start it. Thanks in advance  for not leaving a huge sink full of dirty dishes :)

  • Remove all food. You can leave unopened food and condiments if you want, but anything that is opened please remove.

  • Empty Trash: Please empty all the trash cans. There are additional bags under the sink or the trash liner in the can.  The dumpster is on the side of the garage and you can place trash in it.

  • Remove Bed Linens: Please strip the sheets, pillowcase (but not the zippered protector) and the duvet covers from the feather bed.  You can pile these on the floor next to the bed.

  • Gather all towels: Please gather up the towels and place in the nearest laundry.  Try not to move sheets and towels from the Cottage (small) side to the Lodge (big) side and vice versa.  Note- there is a laundry in the basement bunk room, so keep all sheets and towels from the basement bunk room and pile them up near the laundry area in basement.

  • Start a Load of Towels in the Laundry: Please start a load of towels in each washer.
